In collaboration with the local municipal authorities, Pierce & Elliott is developing a magnificent mountain resort in the middle of the French Pyrenees near to the village of Eyne. The resort’s location at the foot ski slopes means that Résidence Pyrénéal has a double peak season. Construction has already started and the first phase is due to be completed in autumn 2008.

You and the tenants will receive a warm welcome at the resort’s central reception. Guests may also obtain tourist information from the reception. The following facilities on the neighbouring resort Résidence Pyrénéal are also available to guests during their stay:

Where are we?

Les Verts Sapins is very accessible. Travelling by car, the three main options are the roads from Perpignan, Toulouse or Barcelona in the direction of Andorra. From the centre of London, it is approximately 1,270 km or 13 hours by car. The closest airports are those at Perpignan, Gerona, Barcelona, Carcassonne and Toulouse. You can take the train from there to Font-Romeu. A shuttle service will be set up to bring guests to the resort.

Winter sports areas near Font-Romeu

Les Verts Sapins will be located in the town of Eyne, just outside Font-Romeu. This places it within close proximity to two of the best-known winter sports areas in the eastern Pyrenees: the principality of Andorra and the ski slopes around Font-Romeu: Capcir and Cerdagne. There are several hundred kilometres of ski slopes in this region with guaranteed snow at altitudes between 1,400 and 2,900 metres.

Font-Romeu: regional entertainment centre

Font-Romeu is the place to be in the region. The French Olympic ski team has chosen this excellent location for its training sessions. There are many pleasant restaurants and bars in this village at the edge of a pine forest. Eyne has every tourist facility. Font-Romeu means ‘pilgrim’s fountain’, and was named after the historic pilgrimage chapel in the village which houses a miraculous spring. From Font-Romeu, it is only 90 km to Perpignan and the Mediterranean Sea, 185 km to Toulouse, and 165 km to Barcelona.

The apartments have an area of 40 m2 to 75 m2 and the quality of finish is high. Each apartment is fitted with a luxurious kitchen and reliable, built-in appliances. The resort offers spectacular views of the mountains and valleys. The areas in and around Eyne are popular skiing destinations in the winter, with hundreds of slopes. In the summer months, the green mountains and their rocky grey peaks are breathtakingly beautiful. There are also several golf courses in the immediate vicinity. Even the beach is close by: Eyne is just a 1.5 hour drive from the Mediterranean Sea!

Residence Pyreneal Financing
VAT

All of the amounts specified in the price list are exclusive of 19.6% vat. This vat has to be paid initially, but will be reclaimed. Normally the French tax authorities transfer the amount of the vat within 3 to 6 months after completion of the project. If chosen for a vat reclaim the owner is obligated to make the apartment available to the operator through a 9 year lease agreement.

Financing

It is possible to arrange for financing by taking out a French mortgage. In principle, this financing is possible for up to 80% of the purchase price including vat, depending on your income. The types of financing offered are in the form of an annuity or interest-only mortgage. In a number of cases, a life insurance policy may also be required.

The winter sports village of Eyne is situated in a beautiful location on a plateau nearby Font-Romeu. This plateau is dotted with pine and larch forests which are covered with a thick blanket of snow in winter, and bathed in the Mediterranean sunshine in summer. In the areas surrounding the village, one can find Roman churches, ruins of Roman bathhouses and hot springs. It is not uncommon to see a shepherd wandering around with his herd or to encounter wild horses along the various hiking trails through the mountainous area.

The area is also well known for its authentic farm-fresh products. The famous ‘Petit Train Jaune’ (Little Yellow Train) also runs through here, high up in the mountains, and its route meanders through breathtaking locations, many of which may only be seen from the train. The valley’s natural beauty is characterised by several different climates and has been designated a nature reserve thanks to the large number of rare plant and animal species which are to be found here.
