In the village of Eyne, beautifully situated in the French Pyrenees between Andorra and the Mediterranean Sea, lies the four-star resort of Les Verts Sapins. This apartment resort is being built right next to the slopes, and in collaboration with the local authorities. Construction is well under way and the resort is expected to be completed by winter 2008.

Les Verts Sapins is very accessible. Travelling by car, the three main options are the roads from Perpignan, Toulouse or Barcelona in the direction of Andorra. From the centre of London, it is approximately 1,270 km or 13 hours by car. The closest airports are those at Perpignan, Gerona, Barcelona, Carcassonne and Toulouse. You can take the train from there to Font-Romeu. A shuttle service will be set up to bring guests to the resort.

Owning a second home is becoming more and more popular as an investment, for personal use or as a combination of these two. This isparticularly the case in economical stable areas where property values are on the rise, the infrastructure is good, and there are numerous opportunities offered for sightseeing, sports and relaxation. The region in which Les Verts Sapins is situated fits this bill perfectly. In 2009, the TGV station in Perpignan will open, making accessibility even better. From Perpignan centre it will be only 40 minutes to Barcelona centre by TGV.

The resort qualifies as a “Résidence de Tourisme” with tax benefits. The VAT refund may be arranged in a simple manner. This keeps the purchase price relatively low. The developer guarantees for a nine year period a fixed return of 4%, 5% or 6% per annum over the purchase price excluding vat and notary costs. In addition, it is possible to enjoy the residence for personal use for one to eight weeks per year depending on the chosen return.

All of the amounts specified in the price list are exclusive of 19.6% vat. This vat has to be paid initially, but will be reclaimed. Normally the French tax authorities transfer the amount of the vat within 3 to 6 months after completion of the project. If chosen for a vat reclaim the owner is obligated to make the apartment available to the operator through a 9 year lease agreement.

It is possible to arrange for financing by taking out a French mortgage. In principle, this financing is possible for up to 80% of the purchase price including vat, depending on your income. The types of financing offered are in the form of an annuity or interest-only mortgage. In a number of cases, a life insurance policy may also be required.

In collaboration with local government authorities, the developer are building an all year round resort in the French Pyrenees. The resort will be designed to be in harmony with the natural environment: Résidence Pyrénéal. This eco-residence will be located just outside of the village of Eyne, with ski slopes and a nature reserve in the immediate surroundings. Font-Romeu is the place to be in the region. The French Olympic ski team has chosen this excellent location for its training sessions. There are many pleasant restaurants and bars in this village at the edge of a pine forest. Eyne has every tourist facility. Font-Romeu means ‘pilgrim’s fountain’, and was named after the historic pilgrimage chapel in the village which houses a miraculous spring. From Font-Romeu, it is only 90 km to Perpignan and the Mediterranean Sea, 185 km to Toulouse, and 165 km to Barcelona.

Les Verts Sapins (9 buildings each containing 12 apartments) is a top destination for both winter sports and summer holidays. In the summer you can walk through the breathtaking natural surroundings, climb mountains, visit caves, go mountain biking, kayak, play golf, you name it. The winter sports village of Eyne is situated in a beautiful location on a plateau nearby Font-Romeu. This plateau is dotted with pine and larch forests which are covered with a thick blanket of snow in winter, and bathed in the Mediterranean sunshine in summer. In the areas surrounding the village, one can find Roman churches, ruins of Roman bathhouses and hot springs. It is not uncommon to see a shepherd wandering around with his herd or to encounter wild horses along the various hiking trails through the mountainous area.

The area is also well known for its authentic farm-fresh products. The famous ‘Petit Train Jaune’ (Little Yellow Train) also runs through here, high up in the mountains, and its route meanders through breathtaking locations, many of which may only be seen from the train. The valley’s natural beauty is characterised by several different climates and has been designated a nature reserve thanks to the large number of rare plant and animal species which are to be found here.
