Residence la Pinede

In Port-Barcarès

Résidence la Pinède is rapidly becoming a very popular destination. It is a luxurious complex built around a communal swimming pool. The region is a popular holiday destination thanks to the combination of sun, sea, mountains, natural scenery, history and delicious food and wine – which are all just a stone’s throw away. The region around Perpignan has more hours of sun each year than anywhere else in France, and the charming terraces of Port-Barcarès can be enjoyed from early spring to late autumn.

The projects by this developer are always popular and create so much interest because they offer one or more of the following characteristics: They command a fine view, or they are in an area with specific characteristics, like the Pyrenees or a nature reserve, or they are located in the neighbourhood of water, often with many facilities within easy reach. More than one of these characteristics certainly applies to the project “Résidence La Pinède”. This project is situated at a distance of approx. 300 m. from the beach of the Mediterranean Sea in the tourist resort Le Barcarès, offering local shops, bars restaurants - all set amongst breathtaking natural scenery.

Although Le Barcarès is a very popular tourist haven, it is not overpopulated with mass tourism. As a matter of fact this is also true for the major part of the coast of Languedoc-Roussillon, and in particular for the department Pyrenées-Orientales. Résidence La Pinède has proven attractive for two reasons. You can use it yourself and it is a solid investment. The return from rental is already strong, but the return from capital growth is even better. Over the coming years various umbrella organizations estimate the increase in value at 10% per year. An extra impulse for the increase in value of property in this region is the arrival of the TVG, for which a station will be opened in Perpignan in 2009. The area will then be even more accessible, in particular for the Spanish market around Barcelona, the richest part of Spain.

In brief:

•    56 apartments and villas
•    In a beautiful seaside resort in the Languedoc-Roussillon region
•    Investment property in an ever-popular tourist area
•    Excellent return on investment

      Accessability:
By Car

Résidence la Pinède can be reached by car quite easily because of the good French infrastructure. We assume that mostly the channel tunnel from Dover to Calais will be used, so we will explain the route from Calais. Of course it is possible to take the ferry from the United Kingdom to France. Then other starting points are possible. If the travelling passes smoothly you should think about a journey of approximately 11 hours from Calais. There are several routes to Perpignan, from where Le Barcarès is only 10 minutes drive. Possible routes include the following:

Route 1

Calais (a26) • (a1) • Paris (a10) • Orléans (a71) • Vierzon (a20) •Limoges • Montauban (a62) • Toulouse (a61) • Carcassonne •Perpignan • Le Barcarès;

Route 2

Calais (a26) • (a1) • Paris (a10) • Orléans (a71) • Vierzon (a71) •Clermont-Ferrand (a75) • Sévérac-le-Château (n9) • Lodève •Montpellier (a9) • Narbonne (a61) • Perpignan • Le Barcarès;

Route 1 is probably the most obvious and fastest choice, butoutside the summer holiday period route 2 is also a good option.

By Air

Carcassonne as well as Toulouse and Perpignan in France, Gerona and Barcelona in Spain have excellent international airports. Severalinexpensive airline companies fly from London Stansted and Dublin airport. The rates are very attractive, especially when you book ample time in advance. Obviously, other flights with other airline companies to for example the international airport Blagnac in Toulouse are also possible, but these will be a little more expensive. For more information on these flights we recommend you to contact your local travelling agency or consult the internet.

Train

By train it is nowadays very easy to get to Southern France as well. This is namely due to the very good connection of the TGV/Thalys andthe Eurostar. You can take the train from London into the direction of the channel tunnel (200-220 km/h) and then continue on the high speed network to Nîmes, with the last piece on traditional lines to Perpignan.

Why Invest in Residence la Pinede

Growing interest

Le Barcarès has a number of apartment complexes. These are blocks of a maximum of three or four floors that have been inserted into the landscape in a playful but sympathetic way. There is a steadily growing interest for these apartments from various sides. From the side of the tourists, because they want to spend their holidays in Le Barcarès. Especially the fact that low-cost airlines frequent the airports in that area, increases this effect. Some of them like their stay on the coast so much, that they decide to buy an apartment for themselves. Then there are the investors, which hire their apartment to specialized organizations. And finally the French themselves, a steadily growing number of Frenchmen from Toulouse or other larger cities choose to buy an apartment on the sea in Languedoc Roussillon. There is even an interest from Paris lately because of the planned arrival of the TGV.

The area around Le Barcarès

The area where the Résidence la Pinède is situated, has many places of interest.

Culture

The history of the Medieval movement of the Cathares can be recognized in a great number of castles and ruins of castles in this area, especially in the northern Pyrenees. A number of castles and citadels are open to the public. There are even the so-called “Routes des Pays Cathares” (Cathares routes). The summer festivals in the various villages and cities are often based on the customs and ideas of this Medieval movement. If you are in the neighbourhood of Carcassonne, a visit to the so-called “Cité” is worthwhile. It is the biggest medieval fortress that is still completely in good condition. It is a village in itself, with shops, restaurants, hotels, a citadel, a cathedral and a great number of houses. In summer there are many festivals, with an abundance of musical, cultural and gastronomical delights.

Recreation

The beach of the Mediterranean Sea is and remains a great crowd puller. The attraction of various coastal places is that they are also visited by tourists in the low season. The beach and the sea offer lots of possibilities for sport and recreation: sailing, immersion, jet skiing, windsurfing or simply sunbathing; so much to do!

Wine

It is a fact that the wines from Languedoc-Roussillon are steadily appreciated more, also by well-established wine growers in the more famous wine areas of old. Languedoc-Roussillon has renowned wine districts, like Corbières, Minervois, Fitou, Collioure, Cabardès, Malepère and La Clape. And of course we should not forget to mention the Blanquette from Limoux. The vast vineyards with their beautiful, deep blue grapes, are a beautiful view. Visit one of the many “dégustations” (or wine tasting places) and tast the various types. Your visit will surely be appreciated by the freindly wine growers.

The climate

Languedoc-Roussillon is one of the warmest regions of France, where the temperature in summer during the day often exceeds 30°C. In particular in the area of Perpignan, which has the greatest number of hours of sunshine in France, is it possible to sit in one of the many cosy pavement cafés from early spring to late fall.

The Surroundings

The Languedoc-Roussillon

One of the most beautiful areas of France can be found in the south. Languedoc-Roussillon is situated in the angle formed by the Pyrenees and the Mediterranean Sea. Languedoc-Roussillon consists of five departments. The one most at the south, bounded by Spain, is “Pyrenées-Orientales”.

The southern part of this department consists of the mountains of the Pyrenees, that run into the Mediterranean Sea.Bordering on the Mediterranean Sea, there where the Pyrenees change into a hilly landscape, lies Perpignan, the capital of the department. The north-westerly part of the department has beautiful mountain scenery. The department forms part of what the French call “Petite France”, while everything that can be found in France, is also present there in a relatively small area. It is characterized by great differences on a relatively small surface. The various chains of hills are covered with farmlands, groves, vineyards and the typical French villages with their characteristic, easy-going atmosphere. Well-known wine districts like Collioure, Fitou and Corbières can be found here.

During the winter, a great number of ski resorts with extensive ski slopes offer snow lovers a great variety of winter sports. Thedistance from Perpignan to the ski trails in the Pyrenees is just over an hour by car.

Coastal strip

On the coast you will find large, clean sand beaches with a great number of marina’s. In the south there are high rocks with here and there a cove or a little beach. The villages on the sea in this part of Languedoc-Roussillon radiate their own special character, reminiscent of the past. Great painters, like Matisse and Picasso, were inspired by the beauty of villages like Collioure, Banyuls, Port-Vendres and Cerbère. Somewhat north-eastern of Perpignan and south of Narbonne, directly on the sea, lies Port Barcarès, part of the town Le Barcarès. It is a lovely village with a sparkling tourist life.

Le Barcarès

Le Barcarès has about 4,000 inhabitants and is situated on one side at the Mediterranean Sea and on the other side on a largelake. It is a town that mainly lives by tourism, but is not deserted in winter. Port Barcarès has many facilities, and in particular restaurants, places to go out, recreational and entertainment facilities. The lively boulevard, the town centre and the marina are places where many pass their summer evenings. The many pavement cafés are therefore crowded until late in the evening. As there are many seaside resorts in the neighbourhood, it is very well possible to spend a day elsewhere.

From May through September the large sandy beach is the great crowd puller. The beach is kept very clean and is dottedwith colourful parasols and children playing. As the beaches are large and there is no mass tourism, the beaches are not overcrowded. There is sufficient room for everyone. It goes without saying that there are plenty of possibilities for water sports.
