The village of Pézens is located on one of the ridges at the foot of the Pyrenees. The development contains various types of detached villas on 27 plots (a combined area of approx. 22,000 m2) on the edge of this village. We assume that mostly the channel tunnel from Dover to Calais will be used, so we will explain the route from Calais. Of course it is possible to take the ferry from the United Kingdom to France. Then other starting points are possible. If the travelling passes smoothly you should think about a journey of approximately 11 hours from Calais. There are several routes to Carcassonne, from where Pézens is only 10 minutes drive. By Air Carcassonne as well as Toulouse and Perpignan in France, Gerona and Barcelona in Spain have excellent international airports. Severalinexpensive airline companies fly from London Stansted and Dublin airport. The rates are very attractive, especially when you book ample time in advance. Obviously, other flights with other airline companies to for example the international airport Blagnac in Toulouse are also possible, but these will be a little more expensive. For more information on these flights we recommend you to contact your local travelling agency or consult the internet. By Train By train it is nowadays very easy to get to Southern France as well. This is namely due to the very good connection of the tgv/Thalys and the Eurostar. You can take the train from London into the direction of the channel tunnel (200-220 km/h) and then continue on the high speed network to Nîmes, with the last piece on traditional lines to Carcassonne.  Live in luxury, close to Carcassonne The Pézens villa project is located just 10 minutes from Carcassonne, the most beautifully preserved medieval town in Europe. The surface areas of the villas vary from approx. 65 m2 to 155 m2 and most plots have the option of a private swimming pool. The delivery of the plots of course includes all the connections for telephone, drinking water, electricity and sewerage. The usual amenities, such as a post office, bakery, butcher’s, greengrocer’s, small local shop and a place to eat are located in the village itself (population approx. 1,800). Large supermarkets can be found in Carcassonne. The climate The Languedoc-Roussillon is one of the hottest parts of France. In the summer the temperature can easily reach 30 oC and above.It is possible to sit on your terrace until deep in autumn (November) and early spring (February). The temperature fluctuates around 18 oC during that period. This part of France is also loved because of the high amount of days of sun (300+ per year).  Languedoc-Roussillon The Languedoc-Roussillon is situated in Southern France. In the South it backs up against the Pyrenees and the Spanishborder, to the East you can find the Mediterranean coast. The Languedoc-Roussillon is divided in five departments. The most Southern department is the “Pyrénées-Orientales” and is largely situated in the mountains in the Pyrenees. The department situated a little more to the North is called “Aude”. The capital of the Aude is Carcassonne, a city with 45,000 inhabitants. A few miles west of Carcassonne you find the village of Pézens. Carcassonne, and therefore Pézens as well, is situated between two chains of mountains. In the south you will find the Pyrenees. Parallel to the Pyrenees, but 125 km north there is another chain of mountains, the Montagne Noire as part of the Central Massif. Big parts of the Montagne Noire form one huge nature reserve, which is being labelled by the government as a protected nature reserve of 260,500 acres. Between the Montagne Noire and the Pyrenees there is an area called “Petite France” because it is characterized by big differences in a relatively small area. Every aspect of France you will find here in this area. At the coast there are wide endless beaches with numerous marinas. In the south of this coastal area there are huge cliffs, with bays and small beaches. Behind the coast there is a big area characterized by a range of hills covered by vineyards, farmlands, forests and typical French villages with a characterized peaceful atmosphere. A wonderful glass of wine, baguettes, croissants and cheese, it is all there… The village of Pézens The village of Pézens is situated on one of the ranges of hillsbetween the Montagne Noire and the Pyrenees. At the border of this village, where the villas will be constructed, is a direct free view over the vineyards on the Montagne Noire. On the other side of the village, reached within 5 minutes you have a magnificent view over the Pyrenees. The village of Pézens has around 1,800 inhabitants. The usual facilities, like a post office, a bakery, a butcher, a green grocery, a small supermarket and a restaurant are all in the close neighbourhood. For the major shopping expedition, Carcassonne has all the supermarkets and shopping facilities you can desire, which is only at 10 minutes drive from Pézens. The area surrounding Pézens The area, in which Pézens is located, is attractive because of several reasons. In this paragraph you will find some information regarding culture and nature. The Canal du Midi is a canal that connects the Atlantic Ocean, through the river Garonne, with the Mediterranean Sea. A lot of tourists sail this river with numerous locks. The Canal du Midi was built in 15 years, from 1666 till 1681, under the supervision of Pierre-Paul Riquet (1604-1680), a wealthy salt tax collector living in Revel. He got the idea to by pass the Street of Gibraltarby constructing a canal. This technical masterpiece is following a line of 254 km and is crossing other canals over astonishing canal bridges and it even runs through a hill. The numerous churches, abbeys and castles, like the castle in Saissac. Other beautiful things to see and visit are, for example the book village of Montolieu or the abbey of St. Papoul. Without forgetting the marvellous medieval “Cité” of Carcassonne, at 5 km from Pézens. All facilities you wish for can be found here, including an international airport! This airport is no further than 10 minutes by car from your villa.The distance to Toulouse is approximately 65 km and Castelnaudary (well known for its cassoulet, a traditional hot meal) is found at a distance of 25 km. In the neighbourhood of Pézens is also an equestrian centre. From here you have the possibility to go on organized rides in the area. The nearest beach at the Mediterranean coast, Narbonne Plage, can be reached by car within an hour. The distance to the first ski resorts in the Pyrenees is also around one hour by car.
